Accentuate Staffing is partnering with an established leader in the Mechanical and HVAC industry to fill a Construction Manager position in Wilmington, NC. This position will be located in-office and will serve as a regional manager for all commercial construction projects.

Overall management of construction division to include business development, estimating, sales, and management of construction projects. The construction manager role is responsible for overseeing the daily and long-term operation of the construction division and developing business plans to achieve long term stable growth.

Responsibilities:

Primary Duties and Responsibilities:

  • Construction Division Management
  • Prepare and manage construction division business plan
  • Assign duties and responsibilities to project personnel
  • Manage and make staffing decisions
  • Share leads and collaborate with service team for the mutual benefit of the company and support the service division to ensure customer satisfaction.

Business Development and Sales

  • Develop relationships with general contractors, developers, property managers, owners, architects, and engineers to generate sales leads
  • Review plans and specifications, take off plans, prepare detailed cost estimates, and prepare proposals for projects
  • Submit bids and follow up with customers to secure projects that will lead to revenues and profits for the company.
  • Review contracts and negotiate changes and amendments as needed.
  • Book awarded projects and turn in job estimates to accounting.

Project Management

  • Review scopes of work for vendors and subcontracts to ensure we provide a complete scope of work that meets the intent of the project plans and specifications prior to buy-out and release.
  • Prepare detailed purchase orders for materials and subcontractors in the best interest of the company and the project.
  • Prepare, submit, and track submittals for equipment, materials, and subcontractors to meet project intent
  • Evaluate drawings to identify and submit RFIs where needed to clarify scope requirements.
  • Review and coordinate project schedules, material deliveries, manpower, and subcontractors to ensure efficient workflow on projects for Company and our customers.
  • Work with staff to ensure that projects are installed to Company standards and meet the expectations of owners, design teams, and general contractors.
  • Prepare, submit, and process change orders for changes in scope so that both the company and its customers are fairly taken care of.
  • Job Cost Accounting and Billing
  • Work with accounting to generate schedules of values for AIA billings on each project
  • Submit billings monthly in a timely manner to accounting.
  • Participate in monthly WIP meeting to review and accurately forecast job costs.
  • Review monthly accounts receivables and pursue past due invoices for payment status.
  • Notify management of collections issues and work to resolve them.

Requirements:

  • Ability to communicate, support, and work closely with co-workers.
  • Ability to communicate and work closely with construction personnel, architects, engineers, and customers.
  • Good written and oral communication skills.
  • Good knowledge of management procedures.
  • Technical knowledge of HVAC sheet metal, hydronic piping, refrigerant piping, and equipment.
  • Proficient in the use of Microsoft Excel, Word, and Outlook.
  • Ten years of HVAC commercial construction experience required.

Physical Requirements:

Ability to visit and evaluate project sites for coordination, construction conflict resolutions, as -built conditions, etc. This may include considerable use of limbs and appendages such as climbing, lifting, reaching above shoulders, balancing, walking, stooping, and kneeling. Ability to lift, move and handle 50 lbs. tools or materials. Ability to climb and work from ladders, aerial lifts, or scaffolding. Ability to work in tight spaces or uneven terrain. Ability to work in environmental conditions that range from working outdoors during all seasons, indoor office environments, and utility plants.
