Accentuate Staffing is currently recruiting for a Property Manager to join an established company in the Raleigh area.  This position confers with leadership to formulate plans and programs for the operational function of the property. Works with Development, Accounting, Marketing and other departments to implement initiatives and achieve objectives. This is a direct hire opportunity.

Responsibilities:
-Develop and maintain strong working relationship and communications with Customers, Tenants, Vendors and the Community to promote a positive brand image and high satisfaction rating.
-Oversee vendor relations including, walk-throughs, payment, enforcing agreements, in relation to: roofing, paving, striping, parking lot and lighting, HVAC, CCTV, fire and sprinkler systems, landscaping, housekeeping, etc.
-Direct the review, response and resolution to tenant complaints.
-Conduct monthly property inspections to determine cleanliness, repair, and professional appearance, taking appropriate action to resolve items needing attention.
-Coordinate with Leasing Admin and Marketing on common area furniture, kiosks, carts, sign holders and amenities, and coordinate repairs/replacements as needed.
-Maintain compliance with all City, State, National codes, statues, and law including fire, ADA, insurance, personnel, and environmental regulations.
-Immediately respond to any facility-wide emergency, including severe weather, power outages, fire, hurricanes, etc.; must possess knowledge to program telephone system to record updated operations announcements.
-Ensure tenants are in compliance with Rules and Regulations (i.e. hours of operation, signage, etc.).
-Lease management, including enforcement of lease terms, use clauses, defaults and communicating lease changes to appropriate staff.
-Coordinate with Accounting as necessary for collections, payroll, settlements, invoicing for tenant repairs, capital improvements, depreciation schedules and the annual budget.
-Negotiate specialty lease agreements following established guidelines. Obtain and verify all prospective tenant information to include financial statements, business plans, background checks, credit reports and other pertinent information.

Requirements:
-Bachelor’s degree or equivalent; or more than seven years related experience and/or training; strong background and record of achievement at a management level within a retail or property management setting or related field to demonstrate ability to lead in a retail environment
-Intermediate computer skills in Microsoft Office and Yardi Property Management
-Basic knowledge of building/site operation, NC labor laws, OSHA and other routine safety regulations associated with the industry
-Ability to manage personnel, schedules, corrective actions, reviews, and various other management functions as needed
-Knowledge of ICSC and BOMA standards.
-Must have a valid NC driver’s license and have no serious driving offenses; must pass a thorough background screening.
