Accentuate Staffing is currently recruiting for a Assistant Property Manager to join a well-established commercial property management company in the Raleigh area. This position would be ideal for a recent college graduate that has an interest in commercial property management and wants a solid company with growth potential. Must have internship or work experience.
Responsibilities:
-Resident/Tenant Needs
-Monitor lighting (replace any bulbs, ballasts, etc.) as needed inside and outside buildings; door repairs (repair locks, adjust hinges, etc.)
-Attend to any plumbing problems
-Perform minor adjustments to the HVAC systems
-Respond promptly to tenant’s needs and requests
-Follow up on any and all service requests to contractors
-Monitor HVAC operations and temperature settings through energy management systems in place at properties and make necessary adjustments.
-Adjust the time clocks and run schedules from HVAC units for season and time changes.
-Monitor janitorial performance and coordinate additional services as needed
-Assistant Property Manager will be required to respond to after-hours calls and emergencies via pager or emergency phone paging system.
-Maintenance Contracts
-Primary contact for all vendors or maintenance contracts for the property(s). The Assistant Property Manager will be responsible for soliciting vendors to bid on contracts as needed, evaluating the bids and vendor performance, awarding contracts then managing the results. This will include review of invoices submitted for payment. Contracts or work to be administrated may include but not be limited to:
-HVAC maintenance
-Janitorial services (potentially including day porter services)
-Elevator maintenance
-Landscape maintenance
-Trash removal and recycling programs
-Security and security services including resident/tenant access cards or keys
-Project telephone or data lines for management or emergency management such as the fire panel, elevator, HVAC systems, security systems, etc.
-Fire panel monitoring and annual inspections of fire control related systems (fire extinguishers, sprinkler system, etc.)
-Plumbing maintenance
-Pest control
-Window washing (interior or exterior)
-Snow removal
-Lighting in common areas or exterior
-Generator maintenance (if applicable)
-Parking lot repairs
Requirements:
-Bachelor’s Degree is strongly preferred
-Excellent written and verbal communication skills
-Must be able to make executive level presentations
-Technically savvy with MS Office
-Strong project management skills are needed
