Accentuate Staffing is currently recruiting for a Property Manager to join an established company in the Durham area.  This position will work with Development, Accounting, Marketing and other departments to implement initiatives and achieve objectives.

Requirements:

  • Supervise Receptionist, Maintenance and Security including: hiring, training, scheduling, performances reviews and coaching; monitor ongoing performance against established performance criteria.
  • Develop and maintain strong working relationship and communications with Customers, Tenants, Vendors and the Community to promote a positive brand image and high satisfaction rating.
  • Oversee vendor relations including, walkthroughs, payment, enforcing agreements, in relation to: roofing, paving, striping, parking lot and lighting, HVAC, CCTV, fire and sprinkler systems, landscaping, housekeeping, etc.
  • Direct the review, response and resolution to tenant complaints.
  • Conduct monthly property inspections to determine cleanliness, repair, and professional appearance, taking appropriate action to resolve items needing attention.
  • Coordinate with Leasing Admin and Marketing on common area furniture, kiosks, carts, sign holders and amenities, and coordinate repairs/replacements as needed.
  • Lease management, including enforcement of lease terms, use clauses, defaults and communicating lease changes to appropriate staff.

Requirements:

  • Bachelor’s degree or equivalent; or more than seven years related experience and/or training;
  • Commercial Real Estate Property Management experience REQUIRED
  • Intermediate computer skills in Microsoft Office and Yardi Property Management
  • NC labor laws, OSHA and other routine safety regulations associated with the industry
  • Ability to manage personnel, schedules, corrective actions, reviews, and various other management functions as needed
  • Knowledge of ICSC and BOMA standards.
  • Must have a valid NC driver’s license and have no serious driving offenses
